Property Description

This property is set in a calm valley at 50mn to the north of Montpellier. It is situated high in the Hérault valley on the threshold of the Cevennes, in the northern limit of the Terrassesdu LarzacAppellation.

The residential and farm buildings are found at the heart of the 40ha in a setting with no visual or sound disturbances.

The 380m2 main house, with park and swimming pool, is set apart from the farm buildings.

The building dates from the 18th century and is spacious with high ceilings. The ground floor includes a kitchen, dining room and several living rooms, whilst the 1st floor comprises 5 bedrooms. The house is surrounded by terraces that overlook the garden and pool.

An agri-tourism activity could be developed with the renovation of two apartments that adjoin the farm buildings.

Accessed through a large cast iron gateway, the farm buildings form a closed courtyard. The agricultural machinery is stored in a large hangar.

The winery has a global capacity of 4 350hl and is divided into several alleys: a row of cement tanks with a capacity of 1 800hl, 1 670hl of fiberglass tanks, 550hl of stainless steel, 200hl of plastic tanks and 340hl in a cellar of foudres.
The winery is well equipped but requires a certain re-thinking in layout and updating of equipment.

The property farms 34.6ha of vines, 4.6ha of which through a tenancy agreement.
The combination of a top quality limestone pebble soil, wide day-time/night-time temperature variances and vast underground water reserves enable the creation of elegant fine wines.

The property has a potential production of over 17ha in AOP Terrassesdu Larzacand more than 28ha in AOP Languedoc. The grape varieties currently planted do not permit the entire production to be classed AOP.

The vines are well-maintained with an average annual yield of 50hl/ha.

Currently the majority of production is sold either bottled or in Bag-in-Box, principally on the French market, representing 55 000 bottle sales and 12 000 Bag-in-boxes (51 and 101).

The property has a regular annual turnover of between 400-420K euros.
