Property Description

This former rectory and farmhouse boasts nearly 500 years of history. After a meticulous restoration that emphasizes its original character, it now offers ample space and leisure options for a large family or even guests.

Around the house as well as in the large garden there are several outdoor places for every season: a partly covered terrace directly next to the house, a large dining area under a pergola, sunny places on different levels of the garden, to enjoy the mild climate outside.

The house not only convinces by its pleasant atmosphere, but also by its location: on the one hand very quiet and offering a lot of privacy, on the other hand only a few steps away from restaurants, a café and a grocery shop in the village as well as a public parking place.

Layout
The detached, three-storey house offers a living area of approx. 145 sqm net on 2,5 floors, as well as various usable areas of approx. 70 sqm.

Two cellar rooms with own entrances are on the ground floor because of the hillside location.
The entrance to the living area is on the first floor and leads into a spacious hallway and then into the open living-dining room with an exit to a partly covered terrace and into the garden. There is also a kitchen and a pantry carved out of the rock - ideal as a wine cellar!
A beautiful slate staircase with hand-forged handrails leads to the first floor with its antique floor tiles. Here there is a spacious bedroom with a double bed, a passage room used as a lounge and another bedroom with a single bed. There is also a large bathroom with tub on this level, as well as a former barn room that can be used as another room with brick walls, high roof and sleeping accommodation for two people, in the summer. The attic above still needs to be restored.

From the hallway on the first floor, a few steps lead up to another small bathroom and a utility room. Thanks to the hillside location, this floor has an exit to the garden, too.

Outdoor areas
The terraced garden of approx. 2000 m² offers an olive grove of about 60 trees, as well as numerous Mediterranean plants.

Adjacent to the living room of the main house is a partly covered outdoor space with rock walls.

On the other side of the property, a former hay shed has been converted into a sitting area with a covered pergola offering views of the Prino valley, to the mountains and the village.

At the top of the terraced property there is another small rustico, not renovated but furnished.

Position
The property is situated in the village center of Molini di Prelà in a small alley, just a few steps from the main road and public parking.

Molini di Prelà is located in the wide and green valley of the river Prino and is surrounded by hills and olive groves. Also Prela still lives on a good part of the excellent olive oil of the area. There are several restaurants, bars, a pharmacy and a small grocery store.
From Prela many hiking trails lead to the hinterland, one also to Dolcedo, which is 2 km away. Dolcedo is one of the most charming villages in the Valprino valley with its restaurants, shops and so on. The coastal town of Imperia and its beaches are about 9 km away. Imperia enjoys the best climate in Italy, mild winters and not too hot in summer!
