The mill is ideally located and easy to find on the very edge of Montefrio. The property is accessed via the gated drive which offers ample parking for many vehicles. The drive gently descends to the facade of the mill with two wings flanking the raised forecourt which provide outdoor seating and the first of two BBQ areas. The main house is entered from here via the traditional wooden front doors which open up into the entrance hall which gives access to both the ground and the first floor.

On the ground floor of the main house is a large comfortable lounge with feature stone faced fireplace with wood burning stove. Off one side of the lounge is a very large dining kitchen which overlooks the pool terrace at the rear. Off the other side of the lounge is access to the ground floor bedrooms. There are currently two large double bedrooms and a shower room plus a large triple bedroom with large en-suite bathroom with full bath.

On the first floor of the main house there are two large double bedrooms which share a large family bathroom, one en-suite double room and one larger en-suite bedroom with private terrace to the front and access to a bright sun room which opens up onto the rear terrace which overlooks the pool deck and surrounding olive groves. All four bedroom on this floor have access via the landing to the beautiful rear terrace.

From the kitchen of the main house there is access to the rear entrance hall off which is a linen store and additional large pantry. The rear hallway also gives direct access to the pool deck and stone steps which lead down to the office and lower ground studio/games room which sits below this wing. This area has the original cobble style stoned forecourt and provides a peaceful, shaded area which would be ideally suited for yoga and many other forms of exercise and treatments. There is also the owners office and an additional storeroom in this area.

The pool is approximately nine by five metres with gentle steps at one end where there is a spacious sun terrace with room for several sun lounges. There is an original stoned walkway leading to the rear of the pool where there is a raised, covered bar and ding area which has a second BBQ on the outside and a wood burning stove with pizza oven on the inside offering all year around outdoor dining and relaxing.

In the lower garden area below the pool deck which accessed via a pretty archway from the games room area are two stone outbuildings. The smaller of the two is currently a laundry room to service the business and the larger of the two has been converted to create an annex away from the main buildings. This annex has a small kitchen, lounge, modern shower room and a double bedroom. This space could be utilised as owner's accommodation when the letting units are full or it could be used as staff accommodation which could be required if this incredible property was running at full capacity. This garden area is gated from the main front driveway and close by these gates is the owners private garage/workshop.

The second wing of the mill can be accessed from three locations. Firstly from the driveway there is the entrance to the first of the two apartments. This ground floor unit has a pretty walled terrace which gives access to the living area of the apartment. In this area there is a kitchenette and a large lounge/dining area with wood burning stove. There are also two single beds which sit nicely in this area with a couple of steps up to the modern shower room and the very large bedroom which currently has three single beds in it.

Just to the side of the ground floor apartment there are original mill steps up to the second apartment, which is used by the current owners as their accommodation. This apartment has an open plan lounge, dining area and kitchen. This space is bright and has enough space for a good sized lounge with wood burning stove, a dining area big enough for a large dining table and a good sized kitchen area. There is a large double bedroom and a bathroom off the entrance to the apartment. There is also a private door in this area which gives the owners internal access to the upper level of the guests communal area.

From the front courtyard of the mill there is also access via an external door into the large communal areas. This doors opens up into a hallway which gives access to the upper level which is currently an extremely large open space with windows on two sides. This space is bright, with a newly tiled floor which has been pre-installed with plumbing to enable an expansion of the business should this be required. The walls in this area have lighting and power points strategically placed to facilitate additional bedrooms should they be required. However as it stands this area would make an amazing exercise studio, teaching space or conference room.

On the ground floor of this area there are two separate toilets, a large beautifully decorated lounge with open fireplace, a spacious dining room and a separate kitchen. At the rear of this area there is also another access from the main house rear entrance hallway which provides the communal areas with access to the pool terraces.
