The property is in an elevated position just outside the village of Kato Gatzea, approximately 17 km from the university town of Volos, reputed to be one of the most beautiful cities in Greece. Kato Gatzea has a school, a good range of shops and restaurants, and a regular bus service to Volos. Moorings are available at the nearby marina.

Uphill from the property is Mount Pelion with hiking and, at the summit, skiing in the winter. The sheltered waters of the Pagasitic Gulf remain warmer than the open sea, allowing year round swimming, and locals boast that you can "ski in the morning, swim in the afternoon".

Volos has an good train and bus connections to Athens, boats and hydrofoil to the Sporades islands, and a small airport.
